Construction Process

 

CGM Home Builders, Inc. has many home plans that can be adapted to each personal style and taste.   CGM also works with local architects who can create a custom design that accommodates the needs of any family.

A preliminary budget proposal will be presented after the design has been completed and the selection of a lot has been made.

An interim construction loan will be secured by the buyer and CGM will build the home on the purchased lot.

 

The Construction Contract:

CGM will provide a contract that includes the estimate and the specifications of said project. The contract includes specific allowances for the many selections that will be made during the home construction process.

The contract must be signed and the interim construction loan must close prior to the initiation of construction.

The necessary permits for construction will be procured from the appropriate governing bodies.

Approval from the Homeowner Association’s architectural control committee is also necessary prior to the onset of construction.

Selections:

A list of vendors will be provided to begin the process of making the necessary home-building selections. It is recommended but not required to enlist the services of a professional interior designer; that designer can make the selection process smooth and simple.

Many  customers prefer to make their own selections and have found CGM’s vendors very helpful in making the choices that best fit their taste and lifestyle.

Change Orders:

Change orders are a part of the construction process and must be agreed upon and signed by both the buyer and the builder. It is important to understand that when any changes occur affecting the budget, design, or any priorly agreed-upon decision that the buyer and the builder must mutually agree to said changes. 

 

Construction Stages


Foundation:

All foundations will be professionally engineered and inspected. Forms will be set and the installation of the plumbing rough-in will occur at that time. All forms will be inspected as will the plumbing as required by city/county code. Cement will then be poured and time allowed to “set and cure”.

Framing:

Once the foundation has cured, the framing will commence. The timeline for this stage will vary depending on the scope and size of the home.

Mechanical:

When the initial framing is complete, the plumbing “top-out” and the HVAC rough-in will begin. This will include the installation of furnaces, A/C and duct work. The electrical rough-in will be happening at the same time. A builder/buyer meeting regarding the electrical, cable, phone, security and network outlets will address any specialty wiring that will be required. Framing and mechanical inspections will happen as work is completed. The exterior of the home will be painted and work on the exterior masonry will be on-going during this stage of the construction.

Roofing:

The roof installation is dictated by customer selection and the HOA restrictions.

Drywall:

Installation of the insulation and the hanging of the drywall are the subsequent “next steps”. The drywall will be taped and floated and the wall texture(s) will be applied as per the homeowner’s selection.

Trim:

The cabinets will be set and all trim will be installed. All interior doors will be hung and the fireplace surround will be built. The installation of tubs, shower surrounds, countertops and backsplashes will occur at this time as well.

Paint:

Painting of the interior of the home will occur as per the homeowner’s paint and stain selections.

Setout:

Installation of the following will occur at this time: plumbing and electrical fixtures, A/C units, mirrors, shower doors, tile, wood and carpet. Landscaping will also be established at this time.

“Punch-Out”:

The “punch out” phase is the process of correcting all deficient items in the home. A “walk-through” meeting will occur with the homeowner and builder to note any and all problems. The appropriate subcontractors will be contacted to correct any issues. Upon completion of the punch list, a final inspection will be completed.

Closing:

A demonstration of all of the home’s systems will be given to the homeowner. A final walk-through will occur to note and correct any issues. A closing date will be arranged by the bank, homeowner and builder.
